Subsale/rental fees are capped at 3% under the BOVAEP scale. New-project commissions are set by the developer. SST is passed through to the government and doesn’t change your net.
For subsale and rental transactions the maximum professional fee is 3% of the sale price (set under the BOVAEP scale). New project commissions are paid by the developer and vary by project and campaign. Rentals are commonly priced in months of rent.
A negotiator (REN) shares the commission with their agency based on their agreement — often 50/50 for new agents, rising toward 70/30 or higher with experience and performance.
Real estate agency services are subject to 8% Service Tax, which is charged on top of the commission and remitted to the government. It is collected from the client and does not increase the agent’s net income — shown here for completeness.
Net take-home = gross commission × your split percentage. The agency keeps the remainder. SST is separate and passed through to the government.
