Step 1 — Join a licensed agency

You can’t register as a REN on your own — you must work under an agency that’s registered with BOVAEP (the Board of Valuers, Appraisers, Estate Agents and Property Managers). Verify the agency’s registration number before signing anything. A good agency won’t charge you a monthly fee; they earn from the commission split.

Step 2 — Complete the NCC

The Negotiator’s Certification Course is mandatory before registration. It covers Malaysian property law, the sales process, professional ethics, and basic marketing — usually 2 days, RM200–500. Make sure the provider is BOVAEP-approved or your certificate won’t be accepted.

Step 3 — Register with BOVAEP

Your agency submits your application with your NCC certificate, IC, photos and appointment letter. Registration is RM100 and processing takes 2–6 weeks. You receive a REN tag and number — include it on all your marketing so buyers can verify you.
