How to use these templates

English — DSR quick check

To give you a rough idea of loan eligibility — banks generally allow monthly repayments up to 70% of your gross income (this is called DSR — Debt Service Ratio).

Quick estimate: if your monthly income is RM[X], you could potentially service a loan with repayments of up to RM[X × 0.7].

At current rates (~4.5%, 35 years), that supports roughly a RM[calculated amount] loan.

This is just a rough guide — actual approval depends on your full profile. Do you have existing loans (car, credit card, current mortgage)?

BM — semak kelayakan pinjaman

Untuk tahu kelayakan pinjaman secara kasar — bank biasanya benarkan ansuran bulanan tidak melebihi 70% pendapatan kasar (ini dipanggil DSR — Debt Service Ratio).

This is worth checking with EPF directly — depending on your savings, it can significantly reduce the cash you need upfront.

Section 4: Viewing booking
